Come inside...

Holyrood Cottage fireplace

Unassuming from the kerbside – and easy to miss unless you’re looking for it – this little stone-built cottage conceals a calming, and unexpected Nordic-inspired interior. Exposed white-washed brick, tongue and groove, and wooden shutters make for a traditional, yet eclectic vibe.

A comfortable leather sofa with chaise longue stretches out in front of the welcoming wood burning stove in the double height lounge area. A fully blackout-lined curtain separates the bedroom area from the lounge, ensuring the cottage is super cosy at night and spacious during the day. And the super-kingsize bed, with pocket sprung mattress, luxurious cotton bed linen and French throw makes for sweet dreams. The bed can be arranged as singles if preferred. And a travel cot and high chair can be provided for a baby.

The dine-in kitchen is fully equipped, with a washing machine, dishwasher, fridge, oven, hob, microwave and Dualit toaster. The compact bathroom has a small bath with a power shower over, toilet and washbasin, with complimentary toiletries by Scottish Fine Soaps.

Lilac trees and birdsong…

The front door opens on to a hall with plenty of coat hooks, while the back door opens into a small, bright timber conservatory with seating. Outside there is a small patio garden with chairs. As you might expect, there is no smoking in the cottage or conservatory but there is a covered wooden garden seat.

While the cottage is next door to the owner's property, the cottage garden is sheltered and private.

The essentials…

Upon your arrival you’ll find the essentials in the fridge like milk, bread, butter, jam and a bottle of wine. The cupboards are stocked with cooking oil, teabags, instant and filter coffee and sugar. And also provided, because no one wants to have to buy them on holiday, are plenty of dishwasher tablets, washing up liquid, laundry liquid and conditioner.

There is a small shop along Spring Gardens (turn left outside the door) and a Sainsbury’s and other shops are only a 6 minute walk away. A folder contains recommended take-away/delivery menus. If you're driving, please ask about parking arrangements.

A short stroll (under 10 minutes) through the park takes you to the Palace of Holyroodhouse, the Scottish Parliament and the foot of the Royal Mile leading up to the Castle, with Princes Street, shops and restaurants just a dander down the Mound away. While on your doorstep is Arthur’s Seat, Edinburgh’s magnificent extinct volcano. Climb to the top or just half way up for breathtaking views over the City and the sea, across the Firth of Forth to Fife and beyond.

Please note:

The cottage sleeps two adults (plus one baby) only. No pets, sorry.

The cottage and conservatory are smoke free – but smokers are welcome to use the covered garden seat.

We will only accept bookings from the guests who will be staying at the cottage – no third party booking arrangements.

Bookings must be for holiday/leisure purposes – no commercial activities within the cottage allowed i.e. location filming.

Please inform us of any breakages or damage as soon as they occur so we can put things right as soon as possible.

Payment of a deposit and the balance will be deemed acceptance of these conditions. Thank you.
